Necessary scope
Work needed for a sound assembly comes first: failing layers, proper tie-ins and water control. Leaving out those details does not create an equivalent lower-cost roof.

Understand what changes a roof project's price before you choose the work. A free inspection starts the discussion with your roof's actual condition.
A broad average can show why a roof project deserves planning, but it cannot tell you what your house costs to roof. The roof area is different from living area, and removal, access and underlying repairs can change the total substantially. The useful number is a complete proposal for a defined scope.
National context. Your roof needs its own scope.
GAF cites a $17,631 national roof-replacement average from the 2025 U.S. Roof Report. It is national context, not White Settlement Roofing Co pricing, a local bid average or a budget for a particular roof size.
Your budget starts with the roof itself: its measured area, pitch, layers to remove and condition underneath. Ask for a written scope that makes those assumptions clear, including how hidden decking repairs will be handled.
| Project difference | Why it changes the price |
|---|---|
| Roof area and shape | Slopes, attached garages, porches and overhangs affect the surface to cover. Valleys and multiple intersections add details beyond a simple rectangle. |
| Removal and disposal | Existing layers, access and debris handling affect the job. A recover option and a full tear-off are not equivalent scopes. |
| Decking and water damage | The amount of deteriorated wood may not be fully visible until the covering is opened. The proposal should explain how that work is priced if needed. |
| Material and roof details | Shingle or metal selection is one part. Underlayment, flashing, ventilation, roof-edge work and penetrations also affect the finished roof. |
For the work itself, use the roof replacement guide to see how the covering and the layers beneath it fit together.

Appearance, a different covering or a product with a higher tested rating can be considered separately. The choice should make sense for your priorities and the complete project.
Not accurately. Living area is measured differently from the sloped roofing surface and may exclude garages or covered areas. The roofer handles the measurement and conversion.
Setup, access, flashing fabrication and opening concealed damage can be a significant part of a small job. The visible missing shingle or stain is not the entire scope.
